Gutter survey in Elsted

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed soffits marked by water and dripping or leaking gutter joints, we can find out what’s behind it.

Older buildings in small places like Elsted may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Signs you need a gutter survey in Elsted

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Problems we come across frequently include:

  • Leaking or loose downpipes
  • Gutters that have fallen out of line
  • Rotten fascias or stained soffits
  • Dripping or leaking gutter joints

For an older house near a landmark such as The Parish Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book anyone

  • Are they insured for the work?
  • What the survey won’t cover
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one

What a roof survey includes

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Have gutters cleared at least once a year
  • Watch for green marks down the brickwork
  • Check from the ground or a window, not a ladder
  • Check the loft with care after heavy rain

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

How it works

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for a house, or half a day or so for a commercial building. Somewhere as small as Elsted, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

Advice

Roofs, chimneys and gutters in Elsted

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 2.7 miles south-west lies Uppark, a reminder of how long the area around Elsted has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Honest limits

In fairness, a roof survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

Elsted questions

Do you carry out roof surveys in Elsted?

Yes, Elsted is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

Does a conservation area affect roof work in Elsted?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey underground drains?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
