What affects the price in Elsted
All our prices include VAT. What changes the price is:
- The shape of the roof and its details
- The height of the building and how the roof can be seen safely
- How big the roof is
- Whether it’s a home or a commercial building
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Chimney surveys for homes and businesses in Elsted
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a photo-illustrated written report and our recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are a stack that appears to lean and damaged chimney pots and cowls, across shared and party-wall stacks, flaunching and brick chimney stacks.
In a village or hamlet like Elsted, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Elsted questions
How do I find out if my home in Elsted is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Elsted?
Yes. We survey roofs across London and South East England, and Elsted is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.
What does the report include?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take an hour or two for most homes, a little longer where there are several stacks. The written report follows by email.
Do you look in the roof space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
What’s the best way to book?
Just call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment
- Areas we can’t view from safe positions
- Whether a gas appliance or its flue is safe
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.
What we check
- Lead flashings
- Chimney pots and cowls
- Flaunching
- Brick chimney stacks
- Chimney breasts
- Shared and party-wall stacks
The survey, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey typically takes about 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Elsted can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Tell us about parking before the day
- Keep pets in another room
- Make a note of anything you’d like us to look at

Leave it or get it looked at?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Outbuildings and barns around Elsted are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Why book with us

What else we do in Elsted
Chimney surveys around Elsted
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Uppark about 2.7 miles south-west, Elsted sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
For an older house near a landmark like The Parish Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
