Chimney survey in Dumpford

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey brick chimney stacks, flaunching and lead flashings, and people most frequently book us about lifted or split lead flashings and eroded joints in the brickwork.

Older buildings in small places like Dumpford may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we’re asked to look at in Dumpford

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

Look out for signs like these:

  • Frost-damaged brickwork on the stack
  • Flashings pulling away from the stack
  • A stack that appears to lean
  • Worn or missing pointing

If your home is one of the older ones in the streets near St George's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection
  • What the survey will not cover

Useful tips for Dumpford property owners

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Ask for ventilated caps on redundant stacks
  • Have brackets on the chimney checked
  • Use a Gas Safe registered engineer for gas appliances
  • Photograph damp patches with the date

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Roofs, chimneys and gutters in Dumpford

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Cowdray House about 3.8 miles east, Dumpford sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you let a flat or house near Liss station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Prices for chimney surveys in Dumpford

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to let us know when you get in touch

What helps most when you contact us:

  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • Any photos you have, taken from ground level or a window

You can call us seven days a week. For a price or to book, phone 07833 053749 or use the contact form.

What we look for on each type of roof

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

Dumpford questions

Do you survey roofs for landlords with property near Liss station?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details.

Does a conservation area affect roof work in Dumpford?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Do you work in Dumpford?

Yes. We survey roofs across London and South East England, and that includes Dumpford.

When you need someone else

It helps to know what a survey will not do before booking:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Checks on boilers, fires or their flues
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

How the survey works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it normally takes about one to two hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Dumpford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.
