Why it’s worth a survey now in Elsted Marsh

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Older cottages and farmhouses around Elsted Marsh can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • 20+ years’ experience
  • Weekday and weekend surveys
  • PI and public liability insurance
  • An independent view of the roof

Gutter survey in Elsted Marsh

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey downpipes, fascias and soffits and parapet and box gutters, and the problems we’re asked to look at most are overflowing eaves gutters and soffits marked by water.

In a small place like Elsted Marsh, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Elsted Marsh: your questions answered

Do you cover Elsted Marsh?

We do. The survey and report are the same in Elsted Marsh as anywhere else, and visits run on weekdays and weekends.

Will you come out to Elsted Marsh?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey underground drains?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Will you walk on the roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

How it works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a small place like Elsted Marsh, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Gutter surveys in Elsted Marsh: local notes

Cowdray House, about 3.5 miles east, is one of the historic houses in the wider area around Elsted Marsh. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as St George's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
