About our roof survey in Chilgrove

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a report with photographs and recommendations. Where it helps, we say which items are urgent and which can wait. We’re often asked to look into condensation or damp timbers in the loft and cracked or blistered flat roof coverings, on the roof space, ridges, hips and valleys and clay and concrete tiles.

In a small place like Chilgrove, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Leave it or get it looked at?

A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. For older village homes like those around Chilgrove, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Landlords, agents and block managers in Chilgrove

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Useful tips for Chilgrove property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask about a flat roof on an extension or garage too
  • Hold on to the report for future surveys
  • Let us know about past leaks
  • Take photos of any leaks as they happen

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Chilgrove questions

Does a conservation area affect roof work in Chilgrove?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Chilgrove within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the price for your roof before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or send us an email.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for most homes, depending on how many separate roofs there are. Older roofs in small places like Chilgrove can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Check we can get to the back of the property
  • Clear the way to the loft hatch

How to book

Most bookings start with a short call: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
