About our electronic leak detection in Southbourne

Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we will say so. It will not show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. Common reasons to book are leaks at pipes, outlets or fixings and leaks that return after repairs, across commercial flat roofs, single-ply roofs and roof terraces and balconies.

Outbuildings, garden rooms and garages in places like Southbourne often have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

It’s a careful look at the flat roof membrane, not the whole story. Its limits include:

  • Sections we cannot safely access
  • The extent of water in the insulation
  • Leaks from plumbing or windows

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Commercial flat roofs
  • Green roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies

Why it’s worth a survey now in Southbourne

Patching where you think the leak is frequently misses it. ELD shows the actual breach points. Homes in smaller places like Southbourne can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

Why choose Independent Roof Survey in Southbourne

Your questions about electronic leak detection in Southbourne

Is the coastal weather around Southbourne hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Southbourne?

Yes. Southbourne is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Which method do you use?

The roof decides the method. We will explain why when we quote.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Will I get photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Some parts of a survey depend on the weather, so a visit to Southbourne is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Check pets are kept safely away

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Test new membranes before covering them
  • Stay off the flat roof unless needed
  • Record dates and spots where water appears
  • Clear flat roof outlets regularly

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Consider testing a new membrane before it’s covered. Finding breaches is simpler at that stage.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Flat and commercial roofs around Southbourne

The coast is about 1 mile or less from Southbourne, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Warblington Castle, about 2.5 miles west, is one of the historic houses in the wider area around Southbourne. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St. John's, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Southbourne station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Southbourne Junior School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Southbourne is about 4 miles east of Havant, in West Sussex. We provide electronic leak detection for householders, landlords and businesses in Southbourne. Our area takes in places right across West Sussex, large and small. There’s also a page for Portsmouth.

We cover every part of PO10 for electronic leak detection and the streets around it. We also cover the places around Southbourne: Woodmancote (1 mile north), Lumley (1 mile west), Westbourne (1 mile north-west), Emsworth (1 mile west) and Thorney Island (2 miles south-west). Larger places within reach include Bognor Regis (11 miles south-east), Chichester (6 miles east), Selsey (10 miles south-east), Portfield (6 miles east), Yapton (13 miles east) and East Wittering (6 miles south).
