Independent landlord roof surveys in Southbourne

Southbourne homes and their roofs

The coast is about 1 mile or less from Southbourne, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Warblington Castle, about 2.5 miles west, is one of the historic houses in the wider area around Southbourne. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Anyone responsible for a site like Southbourne Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Southbourne is about 4 miles east of Havant, in West Sussex. Houses, flats, blocks and commercial buildings in Southbourne can all book landlord roof surveys, with a written report and photographs every time. We cover towns and villages across West Sussex, large and small. For surveys nearby, see our Portsmouth page.

We survey roofs across the PO10 postcode area for landlord roof surveys and the streets around it. Further out, we also cover Bognor Regis (11 miles south-east), Chichester (6 miles east), Selsey (10 miles south-east), Portfield (6 miles east), Yapton (13 miles east) and East Wittering (6 miles south).

How a landlord roof survey works in Southbourne

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We survey gutters and downpipes, converted houses and shared roofs, and people most often book us about parapets and upstands in poor repair and failed flashings at walls and chimneys.

Around Southbourne, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Southbourne: your questions answered

Can a landlord with a rental near Southbourne station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do roofs near the sea, like those around Southbourne, take more of a battering?

Often, yes. Southbourne is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

How long does the survey take?

Time on site depends on the roof, but most surveys take an hour or two for a house, and longer for a block or a building with several roofs. The written report follows by email.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we’ll say so.

How much does a landlord roof survey cost in Southbourne?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Common roof problems in Southbourne

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

These are some of the problems a survey can pick up:

  • Leaking joints at party walls
  • Gutters overflowing onto walls
  • Standing water on a flat roof
  • Missing or loose roof coverings

Landlords with a home close to Southbourne station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • When you’ll get the report
  • What happens after the report arrives
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

How the survey changes by roof type

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Walls, floors and services beyond the roof
  • Parts of the roof we can’t safely see or access

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Blocks of flats
  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Landlords, agents and building managers in Southbourne and across West Sussex can book any of our surveys. For a price for a let property or a block, call 07833 053749 or email us.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In a smaller place like Southbourne, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Tell us about parking before the day
  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors

Arrange a survey

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Related advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
