Electronic leak detection in Easebourne: what you get

Our ELD testing covers flat roofs in Easebourne and the rest of London and South East England. Testing normally takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. Electronic leak detection is quoted for your roof, because the method depends on the roof. The results come in a written report with photos. Typical surveys look at leaks through a flat roof with no obvious cause and new roofs to check before paving or planting, across commercial flat roofs, liquid-applied waterproofing and single-ply roofs.

Somewhere as small as Easebourne, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Easebourne: your questions answered

How do I find out if my home in Easebourne is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you look at commercial flat roofs near Easebourne, like hotels?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Do you look in the loft space?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you use low-voltage or high-voltage testing?

It depends on the membrane and the build-up. Low-voltage testing usually needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

How much time does ELD need?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

What’s the best way to book?

Simply call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Surveys for landlords and agents in Easebourne

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the flat roof membrane, which helps you plan work between tenancies.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a small place like Easebourne, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.

How to prepare

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Leave it or get it looked at?

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached, so other causes can be checked. Around Easebourne, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Electronic leak detection around Easebourne

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Easebourne has a number of hotels within about a mile and a half. If you look after one, a leak through a flat roof can put a room out of use.

Historic houses like Cowdray House, about 0.6 miles south, show how far back building around Easebourne goes. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof. If you run a hotel or guest house in or near Easebourne, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. If you live in an older home near The Parish Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Green and ballasted roofs

Some layers may need lifting for testing. We discuss this before quoting.

What this survey can’t tell you

It is a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Leaks from walls, copings or rooflights
  • Sections we can’t safely access
  • Fixing the holes we find
