Electronic leak detection in Sompting

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

About our electronic leak detection in Sompting

ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. We’ll say if your roof does not suit either method at the outset. We survey green roofs, commercial flat roofs and roof terraces and balconies, and common reasons people get in touch are leaks through a covered membrane and holes around roof penetrations.

In a smaller place like Sompting, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes a length of time set by the membrane area and the build-up, which we set out in the quote. For a survey in Sompting, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Before we arrive

  • Point out any leaks or damp patches
  • Keep pets out of the way during the survey
  • Unlock side gates and any roof access doors

Advice

Sompting: your questions answered

How do I find out if my home in Sompting is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Sompting, take more of a battering?

Often, yes. Within about 2 miles of the sea, as Sompting is, metal fixings wear faster and gales find any loose ridge or slate.

What’s the price of ELD?

We quote for each roof individually. Send us details of the roof. Just call 07833 053749 or email us for a quote.

What does electronic leak detection do?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through so we can pinpoint it.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Let us know what you know about the roof and we’ll check whether ELD will work.

Can you test a green or ballasted roof?

In some cases. The layers on top and the build-up below decide it and parts may need to be lifted. We talk this through first.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

How the survey changes by roof type

Green and ballasted roofs

ELD is easier on a new roof before it is covered.

Bituminous membranes

ELD is often possible on bituminous membranes though the layers below matter.

Local flat roofs in Sompting

The coast is about 2 miles or less from Sompting, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Lancing station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to St Peter the Apostle: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Sompting is about 3 miles east of Worthing, in West Sussex. Surveys in Sompting work the same way as everywhere we cover: a careful inspection, photos and a written report. Sompting is one of the towns and villages in West Sussex where we work. Brighton is in our area too.

All of BN15 is covered for electronic leak detection, from the main roads to the quietest streets. Whether your property is on Osborne Drive, Western Road North and Osborne Close or a nearby road, we can help. Close by, we survey roofs in Lancing (1 mile east), East Worthing (1 mile south), Broadwater (2 miles west), Offington (2 miles west) and Salvington (3 miles west). Larger places within reach include Bognor Regis (15 miles west), Burgess Hill (13 miles north-east), Littlehampton (9 miles west), Shoreham-by-Sea (3 miles east), Rustington (8 miles west) and Storrington (8 miles north-west).

What we’re asked to look at in Sompting

Joints and laps in a membrane can fail over time. Small openings at laps can leak long before anyone notices.

Things that often lead to a survey include:

  • Leaks through a covered membrane
  • New membranes needing a check before handover
  • Breaches around outlets and penetrations
  • Gaps at membrane joints

If you look after a building such as Sompting Village Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before you book any roof surveyor

  • Whether the roof space is looked at, where there is one
  • Whether you get a written report with photos
  • What’s outside the scope of the survey
  • Is VAT included in the price?

What a good roof survey covers

What electronic leak detection doesn’t cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Parts of the roof covered by fixed equipment
  • Roofs whose membrane or build-up isn’t suitable
  • Repairing the breaches (that is for your roofer)

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Commercial flat roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Roof terraces and balconies

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
