How a roof survey works in RH16

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Typical surveys look at leaning or weathered chimney stacks and loose ridge or hip tiles, on clay and concrete tiles, flat roofs and chimney stacks.

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. You tell us about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across RH16

From Haywards Heath, Cuckfield and Lindfield to smaller places, people across RH16 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, and RH16 is well within that. Visits run on weekdays and at weekends.

Haywards Heath: Historic houses such as Ockenden Manor, about 2.1 miles west, show how far back building around Haywards Heath goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. If you let a flat or house near Haywards Heath station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Why get it checked now?

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time.

Questions to ask before booking

  • Their report turnaround times
  • Which limits apply to the survey
  • How much experience they have with roofs like yours
  • Whether the loft is part of the inspection

Landlord and commercial surveys in RH16

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Move stored items away from the loft hatch
  • Hold on to the report for future surveys
  • Stay off ladders and the roof
  • Let us know about any leaks or stains you’ve seen

File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Prices for roof surveys in RH16

Prices vary from roof to roof, and it comes down to:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • How big the roof is
  • Which survey package you book

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What we need to know

These details help when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • Your timetable, like an exchange date

To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

What a survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • A full building survey of the property
  • Asbestos testing of any kind

RH16: your questions answered

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s the best way to book?

Just phone 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
