About our roof survey in Nutbourne

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into blocked, sagging or leaking gutters and slipped, cracked or missing slates and tiles, across natural slate, the roof space and lead flashings.

Older buildings in small places like Nutbourne may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Local roofs in Nutbourne

Nutbourne is within about 2 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Warblington Castle, about 3.6 miles west, is one of the historic houses in the wider area around Nutbourne. Older homes in the area may have roofs that need matching materials when work is done. If you look after a building such as Chidham Parochial Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Nutbourne is about 5 miles west of Chichester, in West Sussex. Nutbourne is one of many places we visit across West Sussex, for houses, flats and commercial buildings. We cover towns and villages across West Sussex. Portsmouth is in our area too.

All of PO18 and PO10 is covered for roof surveys. We cover properties on Flatt Road, Pottery Lane and Main Road and the roads around them. Neighbouring places we cover for roof surveys include Hambrook (1 mile north), Chidham (1 mile south-east), Bosham (2 miles south-east), Broadbridge (2 miles east) and West Ashling (2 miles north-east). We also work in nearby towns like Bognor Regis (9 miles south-east), Chichester (5 miles east), Selsey (9 miles south-east), Portfield (5 miles east), Yapton (12 miles east) and East Wittering (5 miles south).

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Nutbourne often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • An exact number of years the roof has left
  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

What this survey covers

  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate

Practical tips

These tips come from what we see on roofs every week:

  • Leave roof access to professionals
  • Let us know about past leaks
  • Keep the report with your property records
  • Watch for slipped slates after bad weather

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Nutbourne: your questions answered

How do I find out if my home in Nutbourne is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Nutbourne?

Yes, Nutbourne is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you test for asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. The report includes photos and recommendations.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Will you climb onto the roof?

Only when it is safe. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.

What a survey costs

Prices always include VAT. The things that change the price are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • Any need for thermal images or a drone flight

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

Here’s what helps us most when you contact us:

  • Your timetable, like an exchange date
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch

To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Do you need a roof survey in Nutbourne?

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

These are some of the problems a survey can pick up:

  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching
  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft

Take an older house close to St Wilfrid's Church and Hall: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What they will not be able to tell you
