Roof surveys for homes and businesses in Broadbridge

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are leaning or weathered chimney stacks and loose ridge or hip tiles, on natural slate, ridges, hips and valleys and flat roofs.

Somewhere as small as Broadbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a roof survey doesn’t cover

Before you book, it’s worth knowing what a survey will not do:

  • The condition of the rest of the building (that’s a RICS home survey)
  • A structural engineer’s report
  • How the roof will behave in every kind of weather

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • The roof space
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs

Leave it or get it looked at?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. Older cottages and farmhouses around Broadbridge can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Signs you need a roof survey in Broadbridge

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.

It is worth booking a survey if you’ve seen:

  • Valley linings that have cracked or split
  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall
  • Loose chimney pots

If you own one of the older houses in the streets near The United Reformed Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • Is there a chance to talk the report through?
  • What exactly goes into their report
  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Hold on to the report for future surveys
  • Find records of any re-roofing or repairs
  • Keep a record of damp patches and dates
  • Look for debris in the garden after high winds

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.

Common questions in Broadbridge

Is Broadbridge within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Broadbridge listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How experienced are you?

Over 20 years and more than 5,000 surveys.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Roofs, chimneys and gutters in Broadbridge

Broadbridge is within about 3 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take a building like Bosham Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Bosham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Broadbridge, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Find any records of previous roof work
  • Check the loft hatch can be reached
  • If it is not your property yet, arrange access through the agent
