About our flat roof survey in Broadbridge

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. We survey single-ply membranes, EPDM rubber and upstands and outlets, and common reasons people get in touch are failed upstands where the roof meets a wall and outlets that hold water back.

In a village or hamlet like Broadbridge, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes roughly 1–2 hours for a house, and longer for a large or complex roof. In a small place like Broadbridge, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a report with photographs and our recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

Advice

Flat and commercial roofs around Broadbridge

Broadbridge lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Bosham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings like Bosham Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Broadbridge is about 3 miles west of Chichester, in West Sussex. We survey roofs in Broadbridge and the rest of West Sussex. Our area takes in places right across West Sussex, large and small. For surveys nearby, see our Portsmouth page.

What affects the cost of flat roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • The size of the roof

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Any photos you have, taken from ground level or a window
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Why act early in Broadbridge

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Older cottages and farmhouses around Broadbridge can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

FAQs for Broadbridge

Does being near the coast affect roofs in Broadbridge?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Broadbridge listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long will you be at the property?

Most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. We will confirm the timing when booking.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

What we look for on each type of roof

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

What we’re asked to look at in Broadbridge

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

It’s worth booking a survey if you’ve seen:

  • Signs of deflection in the roof deck
  • Splits and cracks in the covering
  • Outlets choked with leaves and silt
  • Raised blisters across the surface

Take an older house close to The United Reformed Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What insurance they carry
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA

What a roof survey includes

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
