How a roof survey works in West Thorney

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Typical surveys look at loose ridge or hip tiles and condensation or damp timbers in the loft, on chimney stacks, clay and concrete tiles and flat roofs.

Some older homes in villages like West Thorney are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

What affects the price in West Thorney

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.

Getting in touch

If you can, have these to hand when you contact us:

  • Dates you are working to, such as exchange
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

Why it’s worth a survey now in West Thorney

By the time water marks a ceiling, it is frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can frequently spot it sooner. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Your questions about roof surveys in West Thorney

Does being near the coast affect roofs in West Thorney?

It can do. Within about 1 mile of the sea, as West Thorney is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover smaller places like West Thorney?

Yes, West Thorney is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you give a life expectancy for the roof?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Chimney stacks

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Somewhere as small as West Thorney, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • If you’re buying, check with the agent that we can get in
  • Let us know about parking before the day

Getting a price

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Roof surveys in West Thorney: local notes

West Thorney lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Thorney Island Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Warblington Castle, about 3.1 miles north-west, is one of the historic houses in the wider area around West Thorney. Older homes in the area may have roofs that need matching materials when work is done.

Do you need a roof survey in West Thorney?

Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

A survey can pick up problems such as:

  • Lifted, split or missing lead flashings
  • Ridge tiles that have lifted or moved
  • Slates or tiles that have slipped or broken
  • Loose chimney pots

Landlords with a home close to Southbourne station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
