How a roof leak investigation works in West Thorney

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. We survey chimney stacks, valleys and parapet gutters and slate and tile slopes, and people most frequently book us about water through the ceiling under a flat roof and water that shows only in certain storms.

Many homes in small places like West Thorney face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

What we can’t see

It’s useful to know what a survey won’t do before you book:

  • An intermittent leak that shows no trace on the day
  • Plumbing leaks that look like roof leaks
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers
  • The roof space

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours, more where the leak is intermittent or the roof is large. In a hamlet or village like West Thorney, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photos, the likely entry point and recommendations.

Before we arrive

  • Make sure the loft hatch can be reached
  • Unlock side gates and any roof access doors
  • If you’re buying, check with the agent that we can get in

Advice

Your questions about roof leak investigations in West Thorney

Do you cover smaller places like West Thorney?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does being near the coast affect roofs in West Thorney?

It can do. Within about 1 mile of the sea, as West Thorney is, metal fixings wear faster and gales find any loose ridge or slate.

Do you climb onto every roof?

Only if it’s safe. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How do you tell a leak from condensation?

Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern, take moisture readings and tell you which is more likely.

Useful tips for West Thorney property owners

Over many surveys, some simple habits stand out:

  • Let us know what has already been tried
  • Take dated photos of the leak
  • Leave roof access to professionals
  • Clear the loft hatch so we can get in

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It’s a chance to ask about anything in the report.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Leaks and storm damage in West Thorney

West Thorney is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. The wider area around West Thorney has a long history of building, with Warblington Castle about 3.1 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Homes near green spaces such as Eames Farm can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Thorney Island Community Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Southbourne station, tracing a leak quickly matters when a tenant is living with it.

Why get it checked now?

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. For older village homes like those around West Thorney, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
