Roof leak investigations near Southbourne

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Roof leak investigation in Southbourne

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. We check the pattern of damp, the weather and the ventilation before reaching a view. If you’ve noticed wet patches high on an inside wall and leaks at a dormer or roof window, a survey will tell you what’s going on, whatever the roof.

Older cottages and houses around Southbourne may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Parking around Southbourne is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch
  • Tell us about parking before the day

Leaks and storm damage in Southbourne

The coast is about 1 mile or less from Southbourne, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. The covering and its details give the first clues when tracing where water is coming from.

If your home is one of the older ones in the streets near St. John's, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you own a rental within reach of Southbourne station, a tenant living with a leak needs the cause found, not just the stain painted over. Historic houses such as Warblington Castle, about 2.5 miles west, show how far back building around Southbourne goes. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

Southbourne is about 4 miles east of Havant, in West Sussex. Whether the building in Southbourne is a house, a flat or a commercial unit, the roof can be surveyed. Southbourne is one of the towns and villages in West Sussex we cover for roof leak investigations. We also survey roofs in Portsmouth.

Roof by roof

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Your questions about roof leak investigations in Southbourne

Do you cover smaller places like Southbourne?

Yes. Southbourne is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is the coastal weather around Southbourne hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Southbourne is within about 1 mile of the coast.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you climb onto every roof?

Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What happens if roof problems are left?

Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. Homes in smaller places like Southbourne can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • An intermittent leak that shows no trace on the day
  • Water from pipes, tanks or heating systems
  • The repair itself (the investigation finds and reports the cause)
