How a roof survey works in East Lavant

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at crumbling chimney pointing or cracked flaunching and condensation or damp timbers in the loft, on flat roofs, the roof space and lead flashings.

In a village or hamlet like East Lavant, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.

East Lavant homes and their roofs

East Lavant is about 1 mile from Goodwood Aerodrome. If your survey includes the drone, the Drone Safety Map is checked for restrictions first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Chichester station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Lavant CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

East Lavant is about 2 miles north of Chichester, in West Sussex. Wherever you are in East Lavant, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across West Sussex. For surveys nearby, see our Portsmouth page.

Roof surveys in PO18 work the same way as everywhere else we cover. If you need a roof survey at a property on Pook Lane, Fordwater Road and Shop Lane or a nearby road, we can survey it. Landlord and commercial surveys in East Lavant

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your questions about roof surveys in East Lavant

Is East Lavant within the area you cover?

Yes, East Lavant is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you survey roofs for landlords with property near Chichester station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you give a life expectancy for the roof?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

The survey, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like East Lavant can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

Advice

What we look for on each type of roof

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.

Why act early in East Lavant

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Older and listed buildings around East Lavant may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
