About our roof survey in Ferring

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, lead flashings and the roof space, and people most often book us about blocked, sagging or leaking gutters and worn lead at chimneys and abutments.

Houses in smaller places like Ferring can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What affects the price in Ferring

Not every roof costs the same to survey, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • The type of building, from a house to a block or an office

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the price for the job before booking.

Booking your survey

We’ll typically ask about:

  • The address and postcode of the property
  • When you need the report by
  • How the loft is reached, if there is one
  • The type of building and roof, like pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Ferring questions

Do you cover smaller places like Ferring?

Yes, Ferring is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do roofs near the sea, like those around Ferring, take more of a battering?

Frequently, yes. Ferring is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

How do I book a survey in Ferring?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Ferring homes and their roofs

Ferring lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. The wider area around Ferring has a long history of building, with Ecclesden Manor about 1.6 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Ferring CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Goring-By-Sea station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near St Andrew's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ferring is about 2 miles south-west of Worthing, in West Sussex. Ferring is one of many places we visit across West Sussex. Our West Sussex coverage includes Ferring and the places around it. Our Brighton page covers surveys nearby.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Move stored items away from the loft hatch
  • Ask about a flat roof on an extension or garage too
  • Take photos of any leaks as they happen
  • Mention any damp patches as you book

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Do not block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two for most homes, depending on how many separate roofs there are. With a bit of garden around a house, as there often is around Ferring, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from each safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • Keep pets in another room
