Your questions about landlord roof surveys in Ferring
Is the coastal weather around Ferring hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Ferring is within about 1 mile of the coast.
I let a flat near Goring-By-Sea station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you work in Ferring?
Yes. Our area covers London and South East England, Ferring included.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or drop us an email.
Landlord roof survey in Ferring: what you get
Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on any day of the week which can help when arranging access with residents. We survey flat roofs on blocks, gutters and downpipes and converted houses, and the problems we are asked to look at most are worn ridges, hips and verges and failed flashings at walls and chimneys.
Trees around homes in smaller places like Ferring drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Roof by roof
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. They’re checked during the survey.
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can safely be seen.

Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. Some parts of a survey depend on the weather, so a visit to Ferring is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

Advice
Ferring homes and their roofs
Ferring is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church such as St Andrew's Church are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Goring-By-Sea station, the gap between tenancies is a good time to have the roof looked at. Ecclesden Manor lies about 1.6 miles north-west, so building around Ferring goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.
Ferring is about 2 miles south-west of Worthing, in West Sussex. In Ferring, as across West Sussex, every roof gets the same careful survey. Ferring is one of the places in West Sussex we cover. For surveys nearby, see our Brighton page.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Give residents notice before a survey
- Act on high-priority defects quickly
- Keep roof surveys on a rolling plan
- Give tenants a simple way to report leaks
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.
Why get it checked now?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Around Ferring, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
