Flat roof survey in Ferring: what you get

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. Typical surveys look at dips that suggest the deck is deflecting and damaged trims at the roof edge, across single-ply membranes, mastic asphalt and EPDM rubber.

Outbuildings, garden rooms and garages in places like Ferring often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Different roofs, different checks

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Ferring questions

Is Ferring within the area you cover?

Yes, Ferring is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Ferring is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

What happens next?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Is a flat roof survey the same as a building survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

What happens on the day

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there frequently is around Ferring, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

What a flat roof survey looks like in Ferring

Ferring lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. With Ecclesden Manor about 1.6 miles north-west, Ferring sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Goring-By-Sea station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings like Ferring CofE Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Common roof problems in Ferring

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Most people get in touch after spotting something like this:

  • Outlets choked with leaves and silt
  • A sagging deck under the covering
  • Blisters and bubbles in the covering
  • Upstands pulling away from walls

If your house is among the older ones in the streets near St Andrew's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to expect from a roof survey

Why get it checked now?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Arranging work in a smaller place like Ferring is easier with notice than in an emergency. A survey gives you that notice.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Make sure new fixings through the roof are properly sealed
  • Watch the ceilings below the flat roof for stains
  • Note where water lies after a downpour
  • Keep clear of rooflights and fragile roof sheets

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
