Roof by roof

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Flat roof survey in Kingston Gorse: what you get

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you are worried about outlets that hold water back and edge trims that have lifted or split, we can find out what’s behind it, whatever the roof.

In a small place like Kingston Gorse, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check that new brackets or units haven’t damaged the covering
  • Clear roof outlets and gutters each autumn
  • Book a survey every few years
  • Watch the ceilings below the flat roof for stains

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

What happens if roof problems are left?

If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Around Kingston Gorse, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Kingston Gorse can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you are buying, let the agent know when we are coming
  • Check pets are kept safely away

Advice

What this survey can’t tell you

A survey is a proper look at the flat roof, but it cannot do everything. Its limits include:

  • A fixed date for when the roof will need replacing
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • Upstands and outlets
  • Single-ply membranes

What a flat roof survey looks like in Kingston Gorse

Kingston Gorse is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For site and facilities teams at buildings such as Ferring CofE Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For landlords with property near Goring-By-Sea station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to St Andrew's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Kingston Gorse is about 3 miles south-west of Worthing, in West Sussex. We cover Kingston Gorse and the rest of West Sussex. Across West Sussex, we cover Kingston Gorse. There is also a page for Brighton.

Questions from Kingston Gorse

Is Kingston Gorse within the area you cover?

Yes, Kingston Gorse is on our map. Villages and rural addresses get the same survey as a town house.

Is the coastal weather around Kingston Gorse hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

How long is the visit?

Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You will then get the report by email.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How much is a survey?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking. For a price, ring 07833 053749 or send us an email.
