How a landlord roof survey works in Tower Hill
The lease usually decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We survey gutters and downpipes, shared roofs and rented houses, and people most frequently book us about splits and blisters in flat roof coverings and leaking joints at party walls.
In a small place like Tower Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Honest limits
A survey is a proper look at the let or shared roof, but it cannot do everything. The main limits are:
- Structural calculations or an engineer’s report
- Responsibility under a lease
- The rest of the building, as a RICS Level 2 or 3 survey would

How we price landlord roof surveys
To price your survey, we check:
- Chimneys, valleys, parapets and other details
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- Roof area
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Getting in touch

- What’s prompted the survey
- When you need the report by
- The kind of building and roof involved
- Anything about access we should know

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Tower Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we will need.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Check the loft hatch can be reached
- Point out any leaks or damp patches

Common questions in Tower Hill
Do you cover smaller places like Tower Hill?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is my home in Tower Hill listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Does this replace a RICS building survey?
No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey and does not replace a structural engineer’s report.
Will you check the loft?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What access do you need for a block roof survey?
Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Act on high-priority defects quickly
- Do not wait for a leak to survey the roof
- Hold on to old reports to compare later
- Keep the loft hatch clear and reachable
If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.
Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults normally get worse.
When to book a survey in Tower Hill
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that’s happening.
A survey makes sense if you’ve noticed:
- Blocked gutters over flats
- Splits and blisters in flat roof coverings
- Slipped or missing slates and tiles
- Cracked or lifting flashings
Trees in and around Warnham Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
What to check before booking
- What follow-up you get after the report
- How long the report takes to arrive
- How much experience they have with roofs like yours
- What’s outside the scope of the survey
Roofs, chimneys and gutters in Tower Hill
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near Parish Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Christs Hospital station, the gap between tenancies is a good time to have the roof looked at.
