Independent flat roof surveys in Saint Hill Green

How a flat roof survey works in Saint Hill Green

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. That gives you facts to raise with the seller or agent. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and common reasons people get in touch are outlets that hold water back and failed seals around rooflight kerbs.

Somewhere as small as Saint Hill Green, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Your questions about flat roof surveys in Saint Hill Green

Will you come out to Saint Hill Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Saint Hill Green is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How do you inspect a flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

What does ponding on a flat roof mean?

Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Saint Hill Green, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed

Different roofs, different checks

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Flat roof surveys around Saint Hill Green

The wider area around Saint Hill Green has a long history of building, with Saint Hill Manor about 0.1 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like The Meads Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near East Grinstead station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St. Barnabas Church, the flat roofs on later extensions tend to wear out long before the main roof.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Testing older roof sheets for asbestos
  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Landlords, agents and block managers in Saint Hill Green

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

What affects the price in Saint Hill Green

A few things affect what a survey costs:

  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
