What a survey costs

- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size

Helping us price your survey
If you can, have these to hand when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- The kind of building and roof involved
- Access details, such as a loft hatch or a shared roof
- Any deadline, such as an exchange date
If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or email us.
How a flat roof survey works in Turners Hill
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We are often asked to look into gaps at upstands and abutments and water getting in at rooflights, on mastic asphalt, single-ply membranes and upstands and outlets.
In a small place like Turners Hill, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Surveys for landlords and agents in Turners Hill
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
Why it’s worth a survey now in Turners Hill
A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Around Turners Hill, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

FAQs for Turners Hill
Is Turners Hill within the area you cover?
Yes, Turners Hill is on our map. A small place gets exactly the same survey as a big one.
Is Turners Hill in the area you cover?
Yes, Turners Hill is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
Will this cover the whole house?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
What’s in the report?
Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
How long will you be at the property?
Time on site depends on the roof, but most surveys take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. The report is sent afterwards by email.
Do you go up onto the roof?
It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
What you can safely check yourself
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Flat roof surveys in Turners Hill: local notes
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Gravetye Manor about 1.6 miles south-east, Turners Hill sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to East Grinstead station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Church of St Leonard: the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings like Turners Hill CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What happens on the day
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Turners Hill, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Jot down any questions you want answered
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices

Advice
How the survey changes by roof type
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
