About our gutter survey in Turners Hill

We carry out gutter surveys in Turners Hill as part of our cover across London and the South East. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it’s safe. Time on site typically takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The written report follows, with photographs and recommendations. Common reasons to book are blocked outlets and hoppers and water spilling over the gutter edge, across eaves gutters, valley gutters and downpipes.

In a small place like Turners Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • Pipes below ground level
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What we check

  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Turners Hill, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at
  • Point out any leaks or damp patches

Roofs, chimneys and gutters in Turners Hill

Gravetye Manor, about 1.6 miles south-east, is one of the historic houses in the wider area around Turners Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near East Grinstead station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Turners Hill CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common questions in Turners Hill

Do you survey roofs for landlords with property near East Grinstead station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

How do I find out if my home in Turners Hill is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or send us an email.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Watch ceilings under valley gutters for fresh marks
  • Have gutters cleared at least once a year
  • Look for downpipes coming loose
  • Note any damp stains below the gutters

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow and spilled water harms brickwork and woodwork.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we’re asked to look at in Turners Hill

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.

These are some of the problems a survey can pick up:

  • Overflowing eaves gutters
  • Fascia boards damaged by overflowing water
  • Leaking or loose downpipes
  • Gutters full of debris and silt

Take an older house close to Church of St Leonard: its roof may have old fixings, lead flashings and chimneys that need a closer look.
