New roof snagging for Turners Hill homes and businesses

For landlords and managing agents

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

New roof snagging in Turners Hill: what you get

We carry out new roof snagging in Turners Hill and across London and the South East. Time on site typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Everything visible from safe vantage points is checked, and by drone where it is applicable. A photo report follows. We inspect on weekdays and at weekends. We survey replacement roofs, ridges and verges and new flat roofs, and people most often book us about vents that weren’t fitted or are covered and loose flashings at walls or chimneys.

For a small place like Turners Hill, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Buying a home or a new roof in Turners Hill

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. For a purchase or a newly finished roof, the materials decide which details matter most. With Gravetye Manor about 1.6 miles south-east, Turners Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Leonard, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near East Grinstead station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Turners Hill is about 4 miles south-west of East Grinstead, in West Sussex. Anywhere in Turners Hill, we can carry out new roof snagging at your property, on a weekday, Saturday or Sunday. Across West Sussex, we cover Turners Hill.

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A promise that the roof will not leak
  • Fixings and underlay hidden under the coverings
  • Details hidden from sight

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

What a survey costs

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • The height of the building and how the roof can be seen safely
  • Which survey package you book

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

These details help when you get in touch:

  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside

You can call us seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

Your questions about new roof snagging in Turners Hill

Do you cover Turners Hill?

Yes, Turners Hill is one of the places we work. The survey and report are the same in Turners Hill as anywhere else, and visits run on weekdays and weekends.

Is Turners Hill within the area you cover?

Yes. Turners Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for large or complex roofs.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Why it is worth a survey now in Turners Hill

Small faults on a new roof can grow. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Older and listed buildings around Turners Hill may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

The survey, step by step

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Turners Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

How to prepare

  • Let us know about parking near the property
  • Point out any leaks or damp patches

Advice

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
