What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a place like Sullington, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.

About our flat roof survey in Sullington

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Typical surveys look at edge trims that have lifted or split and dips that suggest the deck is deflecting, on EPDM rubber, upstands and outlets and single-ply membranes.

Older buildings in small places like Sullington may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Sullington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Dig out any old roof reports or invoices
  • For flats, check roof access has been agreed
  • Have any questions written down, so nothing gets missed

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or email us.

Sullington: your questions answered

How do I find out if my home in Sullington is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Sullington in the area you cover?

We do. The survey and report are the same in Sullington as anywhere else, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What will the report tell me?

Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Will I get photos?

Yes. The report includes photographs of what we found.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Clear roof outlets and gutters each autumn
  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Check from a window for ponding after heavy rain

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What we are asked to look at in Sullington

Water that doesn’t drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Common reasons to book include:

  • Blisters and bubbles in the covering
  • Standing water left after rain
  • Leaks around rooflights
  • Upstands pulling away from walls

The streets around a church like The Parish Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before you book

Parham House, about 2.5 miles west, is one of the historic houses in the wider area around Sullington. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building such as Thakeham Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Amberley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
