When to book a survey in Kingsfold

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

Here are some of the things we see often:

  • Failed upstands where the roof meets a wall
  • Blocked or damaged outlets
  • Cracked or split membrane
  • Damaged trims at the roof edge

For any home in Kingsfold, it is the small, early fault that is cheapest to put right.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will they check the loft as well as the outside?
  • Whether you can ask questions once you have the report

What a good roof survey covers

Flat roof survey in Kingsfold: what you get

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey EPDM rubber, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are blistering in felt or asphalt and standing water left after rain.

In a village or hamlet like Kingsfold, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What affects the price in Kingsfold

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The size of the roof
  • Building height and the viewpoints available

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • What made you get in touch

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Honest limits

To be straight with you, a roof survey has limits:

  • A fixed date for when the roof will need replacing
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A structural engineer’s assessment of the deck

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Questions from Kingsfold

Do you carry out roof surveys in Kingsfold?

Yes, Kingsfold is one of the places we work. Every survey there gets the same written report with photographs.

Will you come out to Kingsfold?

Yes. Kingsfold is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What do I do with the report?

You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Clear roof outlets and gutters each autumn
  • Book a survey every few years
  • Note any new marks on ceilings beneath the roof
  • Note where water lies after a downpour

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

How the survey works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Kingsfold can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Mention any parking restrictions on your street
  • Keep pets in another room

Flat and commercial roofs around Kingsfold

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
