Independent flat roof surveys in Oving

Flat roof surveys for homes and businesses in Oving

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We’re often asked to look into pools of water lying on the roof and failed seals around rooflight kerbs, on single-ply membranes, mastic asphalt and GRP fibreglass.

Older buildings in small places like Oving may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What happens on the day

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Oving can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices

Landlord and commercial surveys in Oving

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Roof by roof

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Check the outlets after the leaves fall
  • Have the roof looked at again after a severe storm
  • Limit foot traffic on the covering
  • Check new fixings through the roof are properly sealed

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s under the membrane without opening it up
  • Parts of the roof that aren’t safe to walk on or view
  • An exact number of years the roof has left

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.

What we look at

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets

Oving questions

Does being near the coast affect roofs in Oving?

Often, yes. Oving is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Oving?

Yes. Oving is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.

What happens next?

The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you check flat roofs for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will plan the survey around it.

Flat roofs in Oving

Oving lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Historic houses such as Goodwood House, about 2.4 miles north, show how far back building in the area around Oving goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like The Parish Church of St Andrew, the joins between later flat roofs and the old walls are where problems usually start. Landlords with a home close to Chichester station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Westbourne House School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Oving is about 3 miles east of Chichester, in West Sussex. Roofs in Oving get the same thorough look as anywhere else in West Sussex. Oving is one of the places in West Sussex where we work. Our Portsmouth page covers surveys nearby.
