Flat roof surveys for homes and businesses in Warnham

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We’re often asked to look into water getting in at rooflights and cracked or split membrane, across felt flat roofs, upstands and outlets and EPDM rubber.

Older buildings in small places like Warnham may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Roof by roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

What a flat roof survey looks like in Warnham

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Landlords with a home close to Warnham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Warnham CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

When to book a survey in Warnham

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Most people get in touch after spotting one of these:

  • Edge trims that have lifted or split
  • A sagging deck under the covering
  • Ponding water that doesn’t drain away
  • Failed seals around rooflight kerbs

If you live in an older home near The Parish Church of St Margaret, the flat roofs on later extensions tend to wear out long before the main roof.

Before you book anyone

  • How long the report takes to arrive
  • Which parts of the roof they’ll actually see
  • Will the report include photos?
  • Are they insured for the work?

What a roof survey includes

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Book a survey every few years
  • Keep people off the roof unless they need to be there
  • Check new fixings through the roof are properly sealed
  • Keep outlets clear of leaves and moss

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Warnham questions

Will you come out to Warnham?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you cover Warnham?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or drop us an email.

How long does the survey take?

It normally takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. We will confirm the timing when booking.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or send us an email with the address.

What happens on the day

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Warnham needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Make sure pets are kept safely away
  • Check we can get to the back of the property

Related advice

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a flat roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.
