Flat roof survey in Holbrook

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey mastic asphalt, GRP fibreglass and felt flat roofs, and common reasons people get in touch are dips that suggest the deck is deflecting and edge trims that have lifted or split.

In a small place like Holbrook, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlord and commercial surveys in Holbrook

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Holbrook: your questions answered

Is Holbrook in the area you cover?

Yes. We cover the whole of London and South East England, and Holbrook is part of that. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Will you come out to Holbrook?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Holbrook, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photographs and our recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure pets are kept safely away

Flat roofs in Holbrook

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Warnham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Holbrook Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If your home is one of the older ones in the streets near St. Mark's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why get it checked now?

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Outbuildings and barns around Holbrook are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Why book with us

  • An independent view of the roof
  • Clear package prices, with VAT included
  • Weekday and weekend surveys
  • PI and public liability insurance

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What a flat roof survey does not cover

It is a careful look at the flat roof, not the whole story. Its limits include:

  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck

What affects the cost of flat roof surveys

  • Building height and the viewpoints available
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Getting in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Dates you are working to, such as exchange

A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
