Tisman's Common Flat Roof Survey
Flat roof surveys in Tisman's Common from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Ponding water that doesn’t drain away
- Signs of deflection in the roof deck
- Outlets choked with leaves and silt
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Parts of the roof that aren’t safe to walk on or view
- A fixed date for when the roof will need replacing
- What’s under the membrane without opening it up
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Flat roof survey in Tisman's Common: what you get
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Typical surveys look at failed seals around rooflight kerbs and dips that suggest the deck is deflecting, across felt flat roofs, mastic asphalt and EPDM rubber.
In a small place like Tisman's Common, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price flat roof surveys
Prices vary from roof to roof, for these reasons:
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
- How big the roof is
- Whether it is a home or a commercial building
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
What to let us know when you get in touch

Why get it checked now?
Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Where a roof is exposed, as many are in small places like Tisman's Common, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Common questions in Tisman's Common
Do you cover smaller places like Tisman's Common?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Tisman's Common in the area you cover?
Yes, Tisman's Common is one of the places we work. Every survey there gets the same written report with photographs.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Flat roofs in Tisman's Common
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Take an older house close to St John the Baptist: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Anyone responsible for a site like Pennthorpe School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a house, and longer for a large or complex roof. Somewhere as small as Tisman's Common, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
- If you are buying, check with the agent that we can get in

Related advice
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
