Flat roof survey in The Haven: what you get

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you are worried about edge trims that have lifted or split and cracked or split membrane, a survey will tell you what’s going on, on felt flat roofs, upstands and outlets and GRP fibreglass alike.

Some older homes in villages like The Haven are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

FAQs for The Haven

Do you cover The Haven?

Yes, The Haven is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Is my home in The Haven listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What happens on the day

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around The Haven often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

What a flat roof survey looks like in The Haven

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Around The Haven, as everywhere, small roof faults are simplest to sort before they let water in.

When to book a survey in The Haven

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

Things that often lead to a survey include:

  • A sagging deck under the covering
  • Edge trims that have lifted or split
  • Outlets that hold water back
  • Failed seals around rooflight kerbs

If you own a rental within reach of Billingshurst station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Useful tips for The Haven property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep records of when the roof was laid and what work has been done
  • Check from a window for ponding after heavy rain
  • Keep clear of rooflights and fragile roof sheets
  • Check that new brackets or units haven’t damaged the covering

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we don’t walk on
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.
