Drones, thermal imaging and The Haven roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Whatever the street in The Haven, a roof costs least to look after when faults are caught early.

Drone roof survey in The Haven

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They also suit fragile roofs that nobody should walk on. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. If you’ve noticed ponding and splits on a high flat roof and slates or tiles shifted by high winds, we can find out what’s behind it.

In a small place like The Haven, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

The Haven questions

Is my home in The Haven listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Are there drone restrictions around The Haven?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Is The Haven in your area?

Yes, we do. We carry out drone roof surveys in The Haven.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What happens on the day

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at a house, including the airspace and weather checks before take-off. Somewhere as small as The Haven, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

How the survey changes by roof type

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Some tips:

  • Let us know about any leaks or concerns
  • Keep dogs indoors during the visit
  • Clear the loft hatch so we can check inside too
  • Be ready to move the date if the weather turns

Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit.

After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

Do you need a drone roof survey in The Haven?

From the pavement, most of a tall roof is out of sight. You can’t see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.

Problems we come across often include:

  • Outlets choked with leaves and silt
  • Cracked slates and tiles out of sight from below
  • Cracked mortar along the ridge
  • Flashings that have come away

Whether the property is in The Haven itself or nearby, the inspection covers everything that’s safely in view, inside and out.

Before you book any roof surveyor
