Slinfold Flat Roof Survey

  • Failed upstands where the roof meets a wall
  • Water getting in at rooflights
  • Cracked or split membrane

Flat roof surveys for Slinfold homes and businesses

What this survey can’t tell you

In fairness, a roof survey has limits:

  • What’s under the membrane without opening it up
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof will not leak in future

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs

How a flat roof survey works in Slinfold

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are pools of water lying on the roof and signs of deflection in the roof deck, across upstands and outlets, felt flat roofs and EPDM rubber.

Somewhere as small as Slinfold, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Slinfold, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

Slinfold: your questions answered

Will you come out to Slinfold?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Slinfold is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a flat roof survey the same as a building survey?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

Does the weather affect the survey?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do you go up onto the roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Flat roofs in Slinfold

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Christs Hospital station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Slinfold CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near The Parish Church of St Peter, the joins between later flat roofs and the old walls are where problems normally start.

Slinfold is about 4 miles west of Horsham, in West Sussex. From houses to flats and shops in Slinfold, the roof can be surveyed on a weekday or at the weekend. Across West Sussex, we cover Slinfold and the places around it. For surveys nearby, see our Crawley page.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • Any deadline, such as an exchange date
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Landlords, agents and building managers in Slinfold and across West Sussex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.

Useful tips for Slinfold property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Note the date and type of any roof work
  • Ask contractors to protect the roof if they work on it
  • Keep clear of rooflights and fragile roof sheets
  • Note where water lies after a downpour

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Different roofs, different checks

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.
