How a landlord roof survey works in Slinfold
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. If you’re worried about ponding or splits on flat roofs and loose ridge or hip tiles, we can find out what’s behind it.
In a small place like Slinfold, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a landlord roof survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Asbestos testing of roof sheets or soffits
- Who pays under the lease (that is a legal question)
- The rest of the building, as a RICS Level 2 or 3 survey would
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and does not.

Roofs, chimneys and gutters in Slinfold
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Anyone responsible for a site like Slinfold CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Farlington Strood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For an older house near a landmark such as The Parish Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Slinfold
Will you come out to Slinfold?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you survey roofs for landlords with property near Christs Hospital station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
How long will you be at the property?
Time on site depends on the roof; most visits take about one to two hours for a house, and longer for a block or a building with several roofs. The report is sent afterwards by email.
Are you insured?
We hold professional indemnity and public liability insurance.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

What we look for on each type of roof
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we’re given access to, and the report says what was seen.
Shared chimney stacks
Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Rented homes, blocks and businesses
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Around Slinfold, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you ahead of time.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Let us know about parking before the day
- Check we can get to the back of the property
- Buyers: confirm access with the estate agent or seller
Book a survey
Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Advice
Leave it or get it looked at?
An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. In a small place like Slinfold, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the exact price before booking.
