Slinfold questions

Is my home in Slinfold listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Slinfold?

Yes, Slinfold is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long will you be at the property?

Expect it to take about 1–2 hours at most homes, or half a day or so for a commercial building. The written report follows by email, on the timescale of your package.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Chimney surveys for homes and businesses in Slinfold

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and the problems we’re asked to look at most are damaged chimney pots and cowls and eroded joints in the brickwork.

In a village or hamlet like Slinfold, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Different roofs, different checks

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Why get it checked now?

A small amount of repointing or new flaunching is normally a modest job. Leave it, and frost can work the stack loose, and the work grows. In a small place like Slinfold, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Signs you need a chimney survey in Slinfold

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

We are often asked to look at:

  • Frost-damaged brickwork on the stack
  • Signs that a stack is leaning
  • Mortar washing out of the joints
  • Loose, cracked or missing pots

For landlords with property near Christs Hospital station, a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • Whether the price includes VAT
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What happens after the report arrives

What’s in a roof survey

What a chimney survey looks like in Slinfold

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take an older house close to The Parish Church of St Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Slinfold CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about one to two hours at a typical home, and longer for a large or complex roof. In a small place like Slinfold, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Honest limits

A survey is a close look at the chimney stack, but it cannot do everything. The main limits are:

  • Conditions inside walls
  • A structural engineer’s assessment
  • Gas safety checks, which need a Gas Safe registered engineer
