About our chimney survey in Rudgwick

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and our recommendations. We survey brick chimney stacks, lead flashings and chimney pots and cowls, and people most frequently book us about disused chimneys trapping moisture and worn or missing pointing.

In a village or hamlet like Rudgwick, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings
  • Brick chimney stacks
  • Chimney breasts
  • Chimney pots and cowls

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Book a sweep for flues that are in use
  • Photograph damp patches with the date
  • Keep the report to compare against at the next survey
  • Check fixings on the stack are secure

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.

FAQs for Rudgwick

Do you survey roofs for landlords with property near Christs Hospital station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.

Is my home in Rudgwick listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Rudgwick for chimney surveys?

Yes. We survey roofs in Rudgwick and the rest of West Sussex. For a price, phone 07833 053749 or send us an email.

How long does the survey take?

It usually takes roughly 1–2 hours at most homes, and longer for a large or complex roof. You will then get the report by email, on the timescale of your package.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes between one and two hours at a house, as part of a look at the roof around the stack. In a small place like Rudgwick, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave a clear route to the loft

How to book

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or drop us an email.

Advice

Do you need a chimney survey in Rudgwick?

Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Here are some of the things we see frequently:

  • A chimney out of line
  • Worn or missing pointing
  • Cracked or missing flaunching
  • Damp on a chimney breast inside

If you own a rental within reach of Christs Hospital station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey

What to expect from a roof survey

Prices for chimney surveys in Rudgwick

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • Height and safe access
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

What we need to know

These details help when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Local roofs in Rudgwick

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you live in an older home near Holy Trinity Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Rudgwick Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
