About our chimney survey in Tisman's Common
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Common reasons to book are spalled or crumbling bricks and gaps in the mortar around the pots, on flaunching, lead flashings and chimney breasts.
Somewhere as small as Tisman's Common, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Check that disused chimneys can still breathe
- Keep the report to compare against at the next survey
- Leave close inspection to people with safe access
- Have the flue swept and checked if you use the fire
Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.
How we price chimney surveys
All our prices include VAT. What changes the price is:
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Which survey package you book
- House, block, shop or office
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- Your postcode, so we can check access and travel
- Access details, like a loft hatch or a shared roof
- Your timetable, like an exchange date
- The style of property, from a terrace to a block

What’s the best way to book?
To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Why is my chimney breast damp?
Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most homes, a little longer where there are several stacks. Older roofs in small places like Tisman's Common can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Point out any leaks or damp patches
- Gather any invoices or paperwork from past roof work

Chimney surveys in Tisman's Common: local notes
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Pennthorpe School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The inside of the flue, which needs a sweep or flue specialist
- A structural engineer’s assessment
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
