How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Tisman's Common can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Leave a clear route to the loft
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

Pre-purchase roof survey in Tisman's Common

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey natural slate, chimney stacks and gutters and downpipes, and people most often book us about roof slopes that look uneven or sagging and cracked flaunching or crumbling chimney pointing.

Being in a small place like Tisman's Common makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Common questions in Tisman's Common

Is Tisman's Common in the area you cover?

Yes, Tisman's Common is one of the places we work. The survey and report are the same in Tisman's Common as anywhere else.

Will you come out to Tisman's Common?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

When to book a survey in Tisman's Common

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Common reasons to book include:

  • Old water stains in the roof space
  • Gutters choked with leaves and moss
  • Slates or tiles that have slipped or gone
  • Loose pots and cracked flaunching

For any home in Tisman's Common, it’s the small, early fault that is cheapest to put right.

Questions to ask before you book

  • Whether VAT is added on top
  • Their drone registration, if they fly one
  • When you’ll get the report
  • What’s outside the scope of the survey

What a good roof survey covers

What a pre-purchase roof survey looks like in Tisman's Common

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take an older house close to St John the Baptist: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Tisman's Common is about 7 miles west of Horsham, in West Sussex. Bookings from Tisman's Common are handled just like any other: get in touch, agree the price and pick a day. Our West Sussex coverage includes Tisman's Common and the places around it. There’s also a page for Crawley.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Chimney stacks

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building

Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

What helps most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • Where the property is, with the postcode
  • What kind of property and roof it is

We confirm the exact price before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
