The Haven homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Around The Haven, as everywhere, small roof faults are simplest to sort before they let water in. Landlords with a home close to Billingshurst station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

The Haven is about 3 miles north of Billingshurst, in West Sussex. Whether the building in The Haven is a house, a flat or a commercial unit, we can survey the roof. We cover towns and villages across West Sussex. For surveys nearby, see our Crawley page.

Pre-purchase roof surveys for homes and businesses in The Haven

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you are worried about standing water on a flat extension roof and blocked or leaking gutters, a survey will tell you what’s going on, on gutters and downpipes, flat-roofed extensions and dormers and the roof space alike.

In a village or hamlet like The Haven, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why act early in The Haven

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. Our survey is done for you. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

Why us?

  • Every finding written up with photos
  • We hold a CAA Flyer ID and Operator ID
  • Surveys seven days a week
  • Clear package prices, with VAT included

What affects the price in The Haven

We confirm the price for your survey before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • How big the roof is

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you contact us

These details help when you get in touch:

  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from ground level or a window

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Your questions about pre-purchase roof surveys in The Haven

Do you cover The Haven?

We do. The survey and report are the same in The Haven as anywhere else, and visits run on weekdays and weekends.

Is my home in The Haven listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How long does the survey visit take?

On site, it usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like The Haven, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Tell us where we can park nearby
  • Show us where any leaks or stains appear
  • Check pets are kept safely away

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Anything beyond the roof, which a full home survey covers
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
