How a pre-purchase roof survey works in Slinfold

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. Common reasons to book are standing water on a flat extension roof and bitumen or mortar used in place of proper repairs, across the roof space, gutters and downpipes and lead flashings and valleys.

Being in a small place like Slinfold makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in Slinfold

Without a survey, you are relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit, with photos of anything that needs attention. In a place like Slinfold, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

Useful tips for Slinfold property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Ask when the roof was last worked on
  • Let us know your exchange date as you book
  • Ask the agent to check the loft hatch can be opened
  • Give your solicitor a copy of the report

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Landlords, agents and block managers in Slinfold

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Common questions in Slinfold

Do you cover Slinfold?

We do. The survey and report are the same in Slinfold as anywhere else.

Does a conservation area affect roof work in Slinfold?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long does the survey visit take?

Allow between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

Different roofs, different checks

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

What happens on the day

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Slinfold, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed
