Questions from Tisman's Common
Does a conservation area affect roof work in Tisman's Common?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Tisman's Common within the area you cover?
Yes. Tisman's Common is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you take photos of the roof?
Yes. Photographs are part of every report, so you can see each point for yourself.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How much time does the visit need?
A visit typically takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. We’ll give you an idea when booking.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or use the contact form.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Gutter survey in Tisman's Common
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed downpipes that are split or coming away and rotten fascias or stained soffits, we can find out what’s behind it, on outlets and hoppers, fascias and soffits and downpipes alike.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Signs you need a gutter survey in Tisman's Common
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
Problems we come across often include:
- Choked outlets or hopper heads
- Gutters that have fallen out of line
- Rotten fascias or stained soffits
- Leaking or loose downpipes
If you own one of the older houses in the streets near St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What the survey will not cover
- Whether the loft is part of the inspection
- What happens after the report arrives
DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Tisman's Common. For a price for a let property or a block, phone 07833 053749 or drop us an email.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
What affects the cost of gutter surveys
The price reflects the time and kit the roof needs. That comes down to:
- Whether thermal imaging or a drone is needed
- How big the roof is
- Which survey package you book
- How many separate roofs there are, like extensions, dormers and garages
Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for the job before booking.
Helping us price your survey
There’s no need for technical words. It is enough to tell us:
- The address and postcode of the property
- What kind of property and roof it is
- Any photos you have, taken from the ground or a window
- What’s prompted the survey
Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Roofs, chimneys and gutters in Tisman's Common
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Pennthorpe School: a written record of a large roof helps plan work for the holidays rather than in term time.

Useful tips for Tisman's Common property owners
A survey works best with a little help from you, before and after. Some tips:
- Keep climbers away from the eaves
- Leave gutter checks at height to someone equipped for it
- Get the gutters cleaned out every year
- Look out for overflows when it pours
For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Tisman's Common, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- First, you tell us what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear
