FAQs for Five Oaks
Will you come out to Five Oaks?
Yes, Five Oaks is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Do you survey roofs for landlords with property near Billingshurst station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, ring 07833 053749 or drop us an email.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Will you go up on the roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
How fast do I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How a gutter survey works in Five Oaks
Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed downpipes that are split or coming away and gutters overflowing in heavy rain, we can find out what’s behind it.
In a small place like Five Oaks, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
For landlords and managing agents
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Tips from our surveys
Here are a few things we’d tell any owner:
- Do not leave hidden gutters out of a clear-out
- Note any damp stains below the gutters
- Watch the gutters during heavy rain
- Look for new stains on ceilings below valleys after rain
Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
The survey, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours at most homes, or half a day or so for a commercial building. Rural addresses near Five Oaks can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a report with photos and recommendations.
Getting ready for the survey
- Keep pets out of the way during the survey
- Agree roof access with the managing agent if it is shared
- Dig out any old roof reports or invoices
Getting a price
When you’re ready to go ahead, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

When to book a survey in Five Oaks
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
Look out for signs like these:
- Downpipes that are split or coming away
- Rotten fascias or stained soffits
- Joints that drip after rain
- Water spilling over the gutter edge
Anyone responsible for a site like The Weald School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor

How we price gutter surveys
Not every roof costs the same to survey, for these reasons:
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey

- The style of property, from a terrace to a block
- What made you get in touch
- Where the property is, with the postcode

Gutter surveys around Five Oaks
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
