Thermal roof surveys near Five Oaks

About our thermal roof survey in Five Oaks

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you’re worried about damp around roof outlets and upstands and water getting in at parapets and stacks, we can find out what’s behind it, whatever the roof.

Somewhere as small as Five Oaks, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there is a pattern around them.

Five Oaks questions

Will you come out to Five Oaks?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in Five Oaks is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

How long does the survey take?

Time on site depends on the roof, but most surveys take about one to two hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Landlords, agents and block managers in Five Oaks

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Roof area
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

When you call or email, these details help:

  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment
  • Confirming water without moisture readings
  • Readings unaffected by sun, shade or reflections

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What our survey covers.

Roofs we survey in Five Oaks

  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. For a village or hamlet like Five Oaks, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photographs and our recommendations.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand

Getting a price

What a thermal roof survey looks like in Five Oaks

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

In and around Five Oaks, as anywhere, a roof is easiest to deal with when its problems are found early. For site and facilities teams at buildings such as The Weald School, big roofs are where aerial photos and thermal images show the most at once.
