New roof snagging near Five Oaks

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

About our new roof snagging in Five Oaks

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We inspect as far as can safely be seen and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. If you’ve noticed signs of condensation in the roof space and underlay at the eaves left exposed, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Five Oaks may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Five Oaks, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

FAQs for Five Oaks

Do you cover smaller places like Five Oaks?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Five Oaks?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does new roof snagging take?

It typically takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. You’ll know roughly how long when we arrange it.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Roof by roof

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. They’re recorded with photos.

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We look at it where it can be seen.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Check ceilings and the loft after heavy rain
  • Walk round the house to look for knock-on damage
  • Tell your roofer the work will be inspected
  • Keep warranty papers safe

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them; we report on what we see.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

Buying a home or a new roof in Five Oaks

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Why it’s worth a survey now in Five Oaks

Phone photos from the garden can’t show much. We get as close a view as safe access allows using a drone where it applies. In a small place like Five Oaks, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.

Signs you need new roof snagging in Five Oaks

Owners often get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.

These are some of the problems a survey can pick up:

  • Underlay not dressed into the gutter
  • Cracked or slipped new tiles or slates
  • Loose flashings at walls or chimneys
  • Gutters or fascias damaged during the job

In and around Five Oaks, as anywhere, a roof is easiest to deal with when its problems are found early.
