How new roof snagging works in Bucks Green
A snag is a fault or unfinished detail left when work is done. On a roof, snags are frequently at the edges and junctions, where the detailing is hardest. We inspect as far as can be seen safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey ridges and verges, flashings and valleys and new flat roofs, and common reasons people get in touch are tiles or slates sitting out of line and loose or badly finished ridge tiles.
Older buildings in small places like Bucks Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
What you get is a clear record of the new roof on the day we saw it. That makes it useful now and a handy reference later.

What happens if roof problems are left?
A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Older cottages and farmhouses around Bucks Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

When to book a survey in Bucks Green
Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters or damage lower roofs.
It is worth booking a survey if you’ve seen:
- Gaps at new flashings
- Vents that weren’t fitted or are covered
- Loose or badly finished ridge tiles
- Damage to other parts of the building
Landlords with a home close to Christs Hospital station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Choosing a roof surveyor
- What exactly goes into their report
- How much experience they have with roofs like yours
- What follow-up you get after the report
- Whether the loft is part of the inspection
How we price new roof snagging

- If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What to tell us when you get in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- The address and postcode of the property
- Your timetable, such as an exchange date
We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.
What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. Older rural homes like those around Bucks Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We ask what work was done and when it was finished.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- You get a photo report listing the snags we found.
Before the survey
- If you’re buying, let the agent know when we are coming
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street

Bucks Green: your questions answered
Do you cover smaller places like Bucks Green?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Bucks Green?
We do. Every survey there gets the same written report with photos.
How do I arrange new roof snagging in Bucks Green?
Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Which parts of the roof does snagging cover?
Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is looked at where there’s safe access, and we note any mess or damage left after the work.
How much time does a snagging visit need?
A visit typically takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. You will know roughly how long when we arrange it.
Do you look in the loft space?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Useful tips for Bucks Green property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Note the end of any warranty or defects period
- Walk round the house to look for knock-on damage
- Arrange the inspection before settling the final bill
- Watch for drips in the roof space with care
The report gives your roofer a clear list to work through. If there’s a dispute, it’s between you and your roofer or builder, and our part is to report what we see.
Keep paperwork for the new roof together. Add the snagging report to it.
Bucks Green homes and their roofs
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If yours is one of the older homes in the streets near St John the Baptist, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
