Flat roof survey in Bucks Green
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at a sagging deck under the covering and splits and cracks in the covering, on EPDM rubber, mastic asphalt and single-ply membranes.
Somewhere as small as Bucks Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
After the visit, you get a written report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What we can’t see
A survey is a close look at the flat roof, but it can’t do everything. Its limits include:
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we don’t walk on
- A promise that the roof will not leak in future
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Single-ply membranes
- Felt flat roofs
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere as small as Bucks Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Tell us where we can park nearby
- Point out any leaks or damp patches

Local flat roofs in Bucks Green
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you own a rental within reach of Christs Hospital station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to St John the Baptist: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Bucks Green is about 6 miles west of Horsham, in West Sussex. Surveys in Bucks Green work the same way as everywhere we cover: a careful inspection, photographs and a written report. Across West Sussex, we cover Bucks Green and the places around it. For surveys nearby, see our Crawley page.
We work across RH12 for flat roof surveys. That includes homes and businesses on Guildford Road and Loxwood Road and the roads around them. Neighbouring places we cover for flat roof surveys include Rudgwick (1 mile north-east), Tisman's Common (1 mile west), The Haven (2 miles south), Slinfold (3 miles south-east) and Five Oaks (3 miles south). We also work in nearby towns such as Crawley (12 miles east), Horsham (6 miles east), Broadfield (11 miles east), Storrington (11 miles south), Billingshurst (4 miles south) and Bewbush (10 miles east).

What we are asked to look at in Bucks Green
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
Things that often lead to a survey include:
- Water getting in at rooflights
- Cracked or split membrane
- Outlets that hold water back
- Raised blisters across the surface
Take a building like Pennthorpe School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Choosing a roof surveyor
- Whether you get a written report with photos
- Their drone registration, if they fly one
- Is there a chance to talk the report through?
- Which viewpoints they use to see the roof
Why act early in Bucks Green
If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Around Bucks Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
