How a chimney survey works in Bucks Green
A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. Typical surveys look at flashings pulling away from the stack and mortar washing out of the joints, on shared and party-wall stacks, lead flashings and chimney breasts.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the chimney stack, with photographs.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.
What happens if roof problems are left?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Older cottages and farmhouses around Bucks Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Bucks Green homes and their roofs
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
Take an older house close to St John the Baptist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Christs Hospital station, the gap between tenancies is a good time to have the roof looked at. Take a building like Pennthorpe School: large buildings have long gutter runs and big roofs that need checking like any other.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- The inside of the flue, which needs a sweep or flue specialist
- Structural calculations for a leaning stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

FAQs for Bucks Green
I let a flat near Christs Hospital station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Is my home in Bucks Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Does the report include photographs?
Yes. Photos are part of every report, so you can see each point for yourself.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What we do, step by step
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at a house, as part of a look at the roof around the stack. Around Bucks Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- Move anything stored under the loft hatch
- Let us know about parking before the day
- Have any paperwork from past roof work to hand
