Flat roof surveys for homes and businesses in Minsted

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed outlets choked with leaves and silt and damaged trims at the roof edge, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Minsted are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Common questions in Minsted

Do you cover Minsted?

Yes, Minsted is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or drop us an email and tell us about the property.

Do you cover smaller places like Minsted?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take an hour or two at most homes, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

Are you insured?

We are covered by professional indemnity and public liability insurance.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Minsted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

Common roof problems in Minsted

Water that doesn’t drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

It’s worth booking a survey if you’ve seen:

  • A sagging deck under the covering
  • Splits, cracks and crazing
  • Leaks around rooflights
  • Ponding water that does not drain away

Take an older house close to The Parish Church of St James: flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • Their track record with similar roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Are they insured for the work?
  • Whether VAT is in the quoted price

What a roof survey includes

Flat roofs in Minsted

About 2.1 miles east lies Cowdray House, a reminder of how long the area around Minsted has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like Stedham Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What happens if roof problems are left?

Before replacing a flat roof, it helps to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Where a roof is exposed, as many are in small places like Minsted, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
